SiteDocs Pro gives you the checklists and job paperwork a contract administrator actually uses — to vet a builder's quote, pressure-test a building, AS or FIDIC contract, run your claims and sign off completion. Written by a practising contract administrator.

We're a contract administrator, not a law firm. We don't draft your contract or give legal advice — we give you the checklists and templates to make sure the contract you've got, and the job you're running, don't burn you.

01 Start where you stand

Three ways in. Pick the one that's your problem.

Every document is written for a specific reader with a specific job. Choose your lane and we'll take you straight to it.

Homeowner / Owner-builder

Building or renovating

You're about to hand a builder tens of thousands. You want to check the quote and the contract you've been given, and a way to say "no" to dodgy variations.

  • Quote & building-contract review checklists
  • Quote comparison before you sign
  • Variation & progress-payment control

CAT / 02
Small builder / Head contractor

Running the jobs

You carry the risk. You need to administer the contract tightly, run defensible EOT and variation claims, and letters that hold up when a job goes sideways.

  • Contract-admin checklists (generic + AS + FIDIC)
  • EOT & variation claim packs with guides
  • Dispute & delay letters

Subcontractor / Trade

Getting paid

You did the work. Now you're chasing the money. You need BIF Act payment claims that trigger your rights — and the paper trail to back them.

  • BIF Act payment claims done right
  • Payment-schedule & adjudication starters
  • Back-charge & retention-release kits

Seats are capped on purpose. A retainer is only worth having if the person answering actually has time for you.

i
Not sure you need this? Most people don't. If you're doing one renovation or one job, just buy the documents and keep your money — the retainer only pays off when you're dealing with contracts often, or something's gone wrong and you want a professional reading it before you send it.
04 Why these and not a free template

The difference is who wrote them.

A free template off the internet is a liability with a nice font. Here's what you're actually paying for.

01 — Authored

Written by a working contract administrator

Not a legal-template factory. These are the checklists and admin templates a working contract administrator uses to run and defend real Australian jobs — vetting quotes, checking contracts, running progress claims, EOTs and variations — by someone who does it for a living.

02 — Local

Built for Australian law, state by state

Payment-claim checklists that actually engage the BIF Act. Checklists that respect Australian Standards and Fair Trading. Jurisdiction is labelled on every file — no guessing.

03 — Backed

Buy once, and we back it

If we revise a document because the law changed, you get the new revision free — we email you the updated file. No subscription required just to stay current on something you already own.

04 — Usable

A plain-English guide in every pack

A contract you don't understand is useless. Every document ships with a short guide: what it's for, how to fill it in, and the three mistakes that get people burned.

05 Straight answers

The questions everyone asks first.

Is this legal advice? +
No — and we've built the whole thing to stay well clear of it. We deliberately don't draft or sell contracts. What we sell are checklists and administration templates: tools to help you review a quote or a contract you've already been given, run your claims and variations, and sign off your job properly. That's the work of a contract administrator, not a solicitor. For drafting a contract or handling a serious dispute, see a lawyer — our checklists just make that cheaper and rarer.
How does buying work — is there a subscription? +
No subscription to buy or read documents. You pay once per document (or grab a discounted bundle) and it's yours to keep and use forever. The only recurring option is the support retainer, and that's entirely optional — it buys you a person, not the files.
What do documents come as? +
Every document is an editable Microsoft Word (DOCX) file plus a locked PDF, with a separate plain-English guide. Open it, fill in your details, done. No proprietary software or online-only editors.
Do documents get updated when the law changes? +
Yes. If we revise a document you've bought because the BIF Act, security-of-payment rules or a referenced Australian Standard changed, we email you the new revision free. You never have to re-buy something you already own just to keep it current.
What exactly is the support retainer? +
It's a monthly retainer that puts a practising contract administrator on call to help you use the documents — picking the right one, tailoring it to your job, reviewing a claim or letter before you send it, and talking through curly situations. Three tiers ($250 / $500 / $750 per month, ex GST), each with set call time and support. Seats are capped so response times stay real, and you can cancel any month.
Refunds? +
Because documents are instant digital downloads we can't offer change-of-mind refunds once a file is downloaded. But if a document is faulty, wrong for the labelled jurisdiction, or not as described, email us and we'll fix it or refund it — no drama. Retainers can be cancelled before the next monthly billing date.
